What Happened?

In mid-April of 2024, Plymouth’s planning board received an application for a subdivision and site plan for 12 Smith Bridge Road. The proposed hotel development was commercial in scale and created an access point on a Smith Bridge Road proximate to the failing intersection at Tenney Mountain Highway. After months of deliberation, the application was denied citing public safety.  

Key Take-Aways

  • The agricultural zone may allow commercial industrial development with little protections for residential neighbors and other abutters

  • 85% of Plymouth is zoned agricultural

  • Misalignment of master plan and zoning regulations

  • Secondary rural roads may become bypasses for commercial traffic
